Sustainability and attention to nature formed the basis for the development of Prologis Park Breda DC4 at Business Center Treeport business park near Breda. The warehouse will be completed mid this year and will deliver on its promise: the distribution center is fully electric, equipped with solar panels and LED lighting, and offers future employees plenty of opportunities to immerse themselves in the surrounding nature. In addition, Prologis is including nature in the warehouse design, by planting over 60 large trees of different species around the warehouse and building a bird hide to facilitate spotting the many native birds to the area. Given its sustainable features, the warehouse will be awarded with a BREEAM Excellent certificate.

Sustainability ambitions

In September last year, Prologis started developing Breda DC4 at Business Center Treeport business park in Zundert, near Breda. The site is unique due to its geographical location between the main ports of Rotterdam and Antwerp, allowing fast and efficient global transport with optimal domestic and international connectivity. In addition, the business park aligns perfectly with Prologis' ambitious sustainability objectives to achieve net-zero emissions in operations by 2030 and across the value chain by 2040. The park, located between horticulturists and tree growers, aims to become one of the most high-quality and sustainable business parks in the Netherlands. For example, the site generates its own energy through wind turbines and solar on water and roofs. The park also has an ecological connection zone that allows employees to find connection with nature and offers them a pleasant environment.

Birds, trees, and PARKlife

The warehouse offers employees various opportunities to enjoy and connect with nature. It is located right next to a wooded recreational area, where numerous birds can be found, such as the famous kestrel. To enable bird watching, Prologis is installing an on-site bird hide, including various facilities to accommodate several kinds of birds. In addition, Prologis will plant 62 large trees of 14 different species around the warehouse to create a natural setting. To further accommodate both employees and nature Prologis will contribute to facilitating an outside gym, install benches in the recreation area, provide greenery, bee hives, insect hotels, bat hives, a nest box for owls and weasel boxes.

Sustainable growth at a strategic location

Prologis Park Breda DC4, which covers approximately 45,000 square meters, is equipped with high-quality specifications, such as a fully electric heating system, high-efficiency heat pumps, LED lighting, water-saving measures, solar and amenity charging, life cycle assessments, and smart metering for real-time energy data. Due to the low vacancy rate in the area, the persistent demand and the scarcity of logistics real estate, this new, modern warehouse offers customers the opportunity to grow sustainably in a strategic location.
